A land deal has recently come to market that calls for Atlanta’s latest pocket neighborhood to spring from a tract of Westside woods. 

The 6.6-acre property in question is located west of Midtown and downtown at 2106 Baker Road NWat the border of Westside neighborhoods Grove Park and Center Hill, off North Avenue. 

The acreage and (tentative) redevelopment plans alone are asking $665,000, as listed two weeks ago with Keller Williams Realty.

The wooded plot has been rezoned R‑4A, a medium density residential designation, and the proposal overall is being marketed as a “rare development opportunity” a few minutes from the Beltline, Mercedes-Benz Stadium, “some of Atlanta's most exciting dining, shopping, and entertainment destinations,” and other landmarks.

Opportunities of this size and scale are becoming increasingly difficult to find in the urban core,” notes a listing by Keller Williams agent J.D. Kellum. “The groundwork has already been set in motion.”

Preliminary plans call for roughly 11 single-family homes to be built (with the existing floodplain in mind), with the southern section reserved for amenities that could include a walking trail, gardens, a pond, and even sports fields, per listings. 

Alternately, the plot’s southern reaches could be turned into another 8 to 10 homesites, though that hasn’t been vetted by engineers or the city, as marketing materials note. 

Extensive pre-development work that’s been completed for the site will be turned over to interested buyers, per listings. 

“Whether you’re seeking an immediate development play or a phased project with future upside,” notes the spiel, “this property offers exceptional potential in one of Atlanta's strongest growth corridors.”

The algorithm-based Walk Score for the property clocks in squarely at a “Car-Dependent” 15 of 100, but the Transit Score (45) and Bike Score (27) are stronger.
