Two Juniper Street food and beverage establishments that've been popular with Midtown brunch and Sunday Funday crowds for decades might soon yield to the wrecking ball, according to plans provided by Midtown Alliance.

Charleston-based developer Middle Street Partners is proposing a mixed-use, dual-tower project for the east side of Juniper Street that would consume parcels between 11th and 12th streets, about a block west of Piedmont Park.

Converted bungalows at that site have been home to casual Southern restaurant Einstein’s and its sprawling patio since 1991, with sibling bar and eatery Joe’s On Juniper a few doors down.

Famed for its rainbow-bedecked front patio, Joe’s was also “established before the millennium,” per the bar’s website. Both establishments have festive St. Patrick’s Day events planned this month.

According to a filing with the Midtown Development Review Committee, Middle Street Partners plans to build a 40-story tower with 320 multifamily units as part of phase one at 1081 Juniper Street.

That would be followed by a 32-story building with 150 residences in the second phase. Plans also call for a six-story, 694-space parking podium and ground-floor retail at each street intersection. Also in the mix would be two centralized leasing offices.

It’s not clear if these nearly 500 new homes would be rentals or for-sale condos, and a Midtown Alliance rep said renderings won’t be available until Middle Street Partners present plans at a DRC meeting scheduled for Tuesday evening.

Middle Street Partners recently got a foot in door of Atlanta’s gangbusters development scene in Grant Park, along a future segment of the BeltLine’s Southside Trail.

At 1015 Boulevard SE, the company is building more than 320 BeltLine-adjacent rentals on 3.5 acres that used to house a 1960s industrial complex.
