The push for housing options for buyers without Hollywood budgets continues at Trilith, a growing master-planned community about a half-hour south of Atlanta.
Trilith’s phase three, a new residential section, includes single-family, standalone houses in a “Cottages” style priced from the $600,000s—not chickenfeed, of course, but a far cry from another new Trilith flank where palatial spreads start at $3.5 million.
The least expensive cottage currently on market, as listed last month with Berkshire Hathaway HomeServices Georgia Properties, is asking $634,900. It’s located at 225 Rolison Way, near Trilith’s connective and functional Central Park.
That price buys 2,100 square feet spread across two stories, with two bedrooms, two and ½ bathrooms, and off-street parking.

While it might not be massive, the McKinney Builders product—dubbed “The Gale Cottage”—is marketed as being “thoughtfully designed” with “abundant natural light, high ceilings, and elevated finishes throughout.”
According to sellers, $38,000 or more in builder incentives and 100 percent financing are currently being offered as perks. The home’s cost-cutting geothermal heating and cooling systems are another selling point, per listings.
Nearby, a row of townhomes at Trilith that came to market last year was priced lower, starting in the $440,000s. With shared walls, of course.
Earlier this year, Trilith made headlines by opening its centralized arts, culture, and entertainment hub Trilith LIVE, with a full slate of concerts and other shows planned. It also features a luxury nine-screen cinema.
Trilith initially broke ground in Fayetteville, about 27 miles south of downtown Atlanta, in 2016.

All told, Trilith’s 235-acre residential and mixed-use districts are expected to see 750 homes, 600 multifamily lofts, and roughly 300 hotel rooms when finished.
Designs also call for 15 miles of nature trails, 19 parks, 54 acres of preserved forest, and what’s been described as “one of the most sophisticated and welcoming dog parks in the world.”
