Another dimension of adaptive-reuse warehouse district The Works is set to continue expanding in 2026.
Two phases of ground-up new office buildings are in the pipeline for The Works’ second phase, which today is a cove of low-rise warehouse and office structures off Chattahoochee Avenue in Underwood Hills.
According to developer Selig’s marketing materials, the first phase will see a new Class A office building open in April at a 1294 Logan Circle corner site linked to the rest of The Works via a new internal street.

Plans indicate the 135,000-square-foot building will stand five stories, with a rooftop amenity area. It’s listed as a “partial build-out” for potential tenants, with three to 10-year leases going for $48 per square foot, per year.
Leasable spaces range from 15,000 square feet to the full building, per Selig.
Both planned buildings will be steps from an $18-million parking deck designed by Smith Dalia Architects that opened early this year. Listings indicate the corner building will have access to 405 covered parking spaces.

In alternative transportation news from the immediate area, the Woodall Rail Trail debuted early this year at The Works’ southern doorstep.
That marked the first completed segment of the Silver Comet Connector, a multi-use trail link that will extend from the Beltline, to Atlanta’s postindustrial Upper Westside district toward Cobb County, and then the 61.5-mile Silver Comet’s Georgia component—and off to Alabama towns beyond that.
Another section of the Silver Comet Connector—SCC for short—is under construction now. That will connect the final two missing intown links in the SCC, called Segments 2 and 3.
