West of downtown Atlanta, a multi-building apartment venture is rising in place of a 1960s complex that developers have described as “deteriorating” and “unrecoverable.”

Vertical construction is well underway at “The Hamilton” (a project formerly called “Auburn Square”) at 2800 Martin Luther King Jr. Drive SW. Paces Preservation Partners—a partnership between developers The Paces Foundation and Soho Housing Partners—broke ground on the project in the Harland Terrace neighborhood in July last year.

The site is located roughly two blocks west of MARTA’s Hamilton E. Holmes station, the transit agency’s westernmost train stop, where a large-scale, transit-oriented redevelopment is planned.

The Hamilton calls for 228,690 square feet of development, with 192 apartments spread across seven new buildings, according to project builder J.M. Wilkerson Construction. Other facets will include a clubhouse, a playground, community area, covered pavilion, a computer center, and a gym. 

Plans call for rentals ranging from one to four bedrooms (a rarity in new construction) described by developers as “beautifully designed, affordable apartment homes” and “modern, energy-efficient residences.”

All apartments will be reserved for households earning between 30 and 80 percent of the Area Median Income, per developers. Specific rents have yet to be specified.

According to Paces Preservation Partners officials, The Hamiliton is replacing a complex called Seven Courts, built in 1966 with 171 units, that had “significantly deteriorated over time” and “no longer provided quality housing for residents.”

According to the contractor, The Hamilton’s construction is scheduled to wrap in September 2027.
