A vacant section of Summerhill’s otherwise resurgent Georgia Avenue commercial hot zone has recently hit the open market, flaunting the possibility of a variety of infill development types. 

Four contiguous lots came up for grabs last week where Fraser Street meets the retail, food-and-beverage, and residential strip that Georgia Avenue has become.  

The 646 Fraser St. offering, totaling about ½ an acre, is asking $11.99 million, as listed with Cindy Abdou of Georgia Dreams Realty

Marketing materials ask potential buyers to envision the properties springing to life as a “bustling hotel,” offices, or more retail stores, located in a “heavy foot and vehicle traffic area, ensuring maximum visibility and accessibility.”

Walkability to Georgia State University’s Center Parc Stadium and future baseball complex, Publix, Phoenix Parks, and Summerhill eateries is cited as a locational perk.  

The shuttered brick building (1,420 square feet) once home to Azar’s Package Store is part of the sale, per listings. Ditto for a standalone commercial structure (with a wooden platform above) that most recently housed Boners BBQ, more than a decade ago. 

The latter building—1,476 square feet, with a 1,600-square-foot upper wood deck—dates to the 1930s, per Georgia Dreams Realty.

The Fraser Street/Georgia Avenue corner joins a number of vacant Summerhill properties that have recently come to market on the same street, with the same brokerage—with some others being fully surrounded by unrelated residential development that’s popped up in the neighborhood in recent years.
