A groundswell of new housing near the Atlanta Beltline’s “southern smile,” so to speak, shows few signs of petering out. 

Atlanta Housing is moving forward with the final phase of its 30-acre, mixed-use Englewood South development in Chosewood Park on vacant parcels directly south of Grant Park, Zoo Atlanta, and the last under-construction segment of the Beltline’s Southside Trail, now scheduled to open in June. 

The roughly 8 acres in question are just west of Boulevard off Englewood Avenue, hugging a lovely new 6-acre park with a water feature installed as part of the forthcoming Englewood community. 

Late last month, Atlanta Housing released a Request for Proposals seeking developers for phase two. All responses are due June 16.

Plans call for transforming the final three blocks of former public housing at Englewood South into roughly 500 housing units and retail space. 

Atlanta Housing specifies the rental options should be “market-quality affordable housing in a mixed-use, mixed-income, and amenity-rich setting.” (RFP materials also spotlight a new “Englewood North” site directly fronting the Beltline, suggesting Atlanta Housing’s development efforts in the area are far from over.) 

The last planned pieces of Englewood South are broken down as follows: 

Phases 2A and 2B: This calls for 400 or more mixed-income multifamily apartments in two multistory buildings with parking decks and internal courtyards, all opening onto the adjacent new park. Atlanta Housing specifies that ground floors should include a combination of retail/restaurant or community amenity space. Those uses will face both the Town Center Park portion of the new greenspace and Englewood Avenue. 

Phase 2C: This building calls for a minimum of 80 age-restricted units—that’s 55-plus, ranging from studios to two-bedroom options—in a standalone structure. Ground floors should include roughly 7,500 square feet of amenity space, and parking should be concealed from view, per the RFP. 

After the RFP deadline in June, Atlanta Housing plans to whittle down applicants to a shortlist and forward that to its Board of Commissioners for selection.

Meanwhile, Englewood’s first phase is constructing more than 460 units of rental and for-sale housing across six adjacent blocks on a walkable street grid. That will include 200 family apartments (rentals) and 160 senior apartments (rentals), plus for-sale options with 78 townhouses and 24 duplex homes. 

The community that formerly stood on site, Englewood Manor public housing, was built in 1970 and eventually housed 324 families. It was demolished in 2009, according to Invest Atlanta. The new Englewood community will border the Chosewood Park greenspace and athletic fields, with the first phase of the Beltline’s Boulevard Crossing Park across the street to the north. 

The Boulevard Crossing Park expansion has been designed, but funding has yet to be identified, per Beltline officials. 

Atlanta Housing notes that its Chosewood Park community is adjacent to MARTA’s bus route 49 and a 15-minute drive to Hartsfield-Jackson International Airport.
