One of Atlanta’s most prominent development firms is another step closer to groundbreaking with a project that could reshape part of a high-profile intown corridor.
Selig Enterprises has passed the City of Atlanta’s Zoning Review Board stage for a mixed-use development that would remake 1.75 acres the company owns where Ponce de Leon Avenue meets Bonaventure Avenue, officials tell Urbanize Atlanta.
The Virginia-Highland properties in question—all low-rise commercial buildings today—are situated near the corner of Ponce de Leon and Bonaventure avenues, across the street from Hotel Clermont and a new brick-built Chick-fil-A.
Selig’s portfolio includes three buildings between 780 and 798 Ponce de Leon Ave.—where food-and-beverage businesses such as Java Jive, China Dragon, Gusto!, and the first Honey Bubble Tea location have operated for years or recently closed.

Based on the lone available rendering, the southeast section of the project facing Ponce de Leon Avenue would stand roughly 13 stories. A greenspace buffer would be placed behind that, along Maiden Lane, where the section of the project facing single-family homes would step down to nine stories.
The redevelopment proposal calls for 10,000 square feet of street-level retail and up to 375 multifamily residences, including studio, one-, and two-bedroom floorplans, as the Atlanta Business Chronicle first relayed this week.
Selig officials wrote in an email the Virginia-Highland project will feature “a full amenity package and ample greenspace,” along with enough affordable housing units to satisfy the city’s requirements in the Beltline Overlay District.
The development team “appreciates the input shared throughout the rezoning process and looks forward to continuing to engage with neighborhood stakeholders as the project advances,” wrote a Selig rep, “with the goal of creating a development that complements the surrounding community and contributes to the area’s long-term vitality.”

According to a rezoning application filed with the city last month, plans call for 57 of the apartments to qualify as affordable housing, with expected average rents between $1,700 (one bedrooms) and $2,055 (two-bedroom units).
Selig’s parcels are just east of commercial properties—including beloved dive The Local, which won’t be impacted—where Portman Holdings had planned a multi-block redevelopment three years ago before ultimately backing away, citing economic headwinds.
According to Selig officials, no timeline for construction has been established.
