A mid-rise batch of for-sale condominiums is moving forward in a section of the ITP landscape without much multifamily housing. 

PrivCap Companies, a financial services firm based in Boca Raton, Fla., has officially earned city approval to start building a 98-unit condo development called Aurelia in Sandy Springs. 

The company’s portfolio includes an adjacent, 150,000-square-foot office building on the 6190 Powers Ferry Road property. The site is situated within Sandy Springs city limits, just inside the Interstate 285 Perimeter, near the Chattahoochee River’s Cochran Shoals trail system and landmarks that include Ray’s on the River restaurant.

Cohen didn’t specify potential prices, but he said two-bedroom condos will range from about 1,600 to 1,900 square feet. 

Larger options with three bedrooms will clock in between 2,200 and 2,600 square feet, per Cohen. 

“[We’re] very excited to bring this development to fruition and bring a quality condo development unmatched in the Sandy Springs market,” Cohen wrote via email. “We want to thank city staff for their support and guidance over the past year.”

Aurelia—the name is derived from the Latin word for “golden”—will include what’s described as “elevated amenities” and a focus on lifestyle, with a goal of capitalizing on the area’s growth. 

A recent project announcement predicted the building is “positioned to set a new benchmark for luxury development in Sandy Springs and the greater Atlanta region,” where new condos remain a relatively rare building type.
