A highly visible Reynoldstown corner that’s struggled to find a new identity in recent years is striving to go the modern duplex route—or something like that.
Just south of Little Five Points, the corner in question is the northwest quadrant of where busy Moreland Avenue meets Boulevard Drive and Hosea Williams Boulevard, an area that’s been flush with modern-style townhome and single-family construction for years.
Two 1920s bungalows have stood shuttered and graffiti-strewn at that corner the past couple of years, as new retail options—a Hodgepodge Coffeehouse outpost and Chi Chi Vegan Taco Shop among them—materialized in a restored commercial building across the street.
Last month, plans emerged in listing services for a contemporary duplex that would claim the northernmost lot, offering three-bedroom units with 2,300 square feet for $650,000 even.
Alternately, per listings, a buyer could claim the “teardown” house on site now, along with the lot next door.
“Seller is willing to do a joint venture or partner in on [a] total project,” notes the Keller Williams Realty Intown Atlanta listing.
The duplex units, should they happen, are described as “gorgeous” with high ceilings, rooftop decks, open layouts, and two-car garages.
Records indicate the property sold for $300,000 two years ago and has been listed as high as $380,000 since then.
In addition to the coffee and eats next door, the location counts an alluring 88 Walk Score, which is dynamite for a single-family neighborhood. The BeltLine’s Eastside Trail is about three blocks west, with the Edgewood Retail District even closer to the north.
The circa-1925 home next door—an “amazing investment opportunity!”—is being offered at lot value for $375,000, also as a potential package deal.
That property last sold in May 2019 for $258,000, records show.
