A Reynoldstown infill home project that took design chances in several respects has come back to market in recent days with a modified price.
Boasting what’s now marketed as an “unbeatable intown location,” the four-story modern at 109 Chester Ave. SE took shape earlier this year on a tight lot just south of Wylie Street. A joint effort from Cox Developments and Goodman Design, it’s about two blocks west of the Beltline’s Eastside Trail—or what’s now called the Southeast Trail—near Breaker Breaker restaurant.
The home’s previous asking price of $1.24 million has been cut down to $1.09 million, as now listed with Keller Knapp Realty agent Bobbie Spiller. That’s a discount of $150,000, and it echoes price cuts afoot right now in even traditionally hot neighborhoods such as Inman Park.

Rising from a one-car garage at basement level, the Chester Avenue home counts four bedrooms and three and ½ bathrooms across 2,372 square feet, according to recent listings. (Even at more than a million bucks, it barely cracks the top 10 of priciest home listings in Reynoldstown at the moment—for better or worse.)
The highlight, literally, could be the treehouse living room on the roof that is a 600-square-foot terrace, with its expansive turf, TV cove, abundant shade, and neighborhood views. This isn't the widest house in Atlanta, but it counts not one but three additional outdoor terraces and porches beneath that rooftop party zone. (Crystal ball says bigger, firmer quads are in store for the occupant.)
The black-painted exterior might not be everyone’s cup of tea, but the light-filled, contemporary-clean interior and green, low-maintenance yard could both qualify as perks.

The location’s Beltline-influenced Bike Score (91 of 100, or a “Biker’s Paradise") is tough to beat in leafy Atlanta neighborhoods. The Walk Score (79) and Transit Score (59) are lower but should yield few complaints.
The land itself fetched $542,500 in May last year, slightly below its asking price, sales records show.
