Sara Lee Parker, an associate broker with Keller Williams Realty Intown Atlanta, says creating a wedge of modern-style residences on what used to be a crusty lot around the corner from Ponce City Market was fraught with challenges.

In the works for a couple of years, the five-home, upscale Poncey Haus venture was also done no favors by the COVID-19 lockdown.

“It definitely had its challenges during the pandemic, especially with really long, drawn-out processes in the City of Atlanta, finalizing the subdivision plat, new street and addresses,” Parker wrote in an email to Urbanize Atlanta. “But it did allow time for all five individual homes to be completed.”

As the pandemic lit a flame under Atlanta’s housing market for people seeking more space or enhanced walkability, Poncey Haus offerings have mostly sold by word-of-mouth while still under construction—for more than $1 million in a neighborhood, Poncey-Highland, where those price points aren’t exactly commonplace, despite its prime location and tony reputation.

The final unclaimed Poncey Haus dwelling, an angular four-bedroom spanning just over 2,500 square feet across three levels, comes to market this week asking $1,325,000.

Scoring that price would make it one of just a handful of Poncey-Highland homes to trade for north of $1.3 million in recent years. That rarefied air includes Jane Fonda’s former condo at Copenhill Lofts, which ultimately sold for $1.35 million last summer, following more than a year of price adjustments.

Another Poncey Haus unit recently closed for $1.3 million even, and roughly 10 Poncey-Highland homes have moved for $1 million or more in recent years.

The last Poncey Haus offering (Lot 3) is the largest, and the only fully detached home. Parker describes architecture by the Xmetrical firm and interiors by noted Atlanta designer Michael Habachy as “beautiful.”

There’s a two-car garage accessed from the communal drive behind the home (with electric-car charging), and an expansive arrowhead of a rooftop deck, which marketers say captures both sunrises and sunsets. In between are luxe finishes—Stosa cabinetry from Italy, Fisher & Paykel appliances, Duchateau flooring, Neolith countertops, Porcelanosa bathroom tiles—aimed squarely at discerning buyers.

Park credits the project’s “uniqueness and amazing location” for sales to date. By her estimation, Poncey Haus is “less than 500 steps to the BeltLine’s Eastside Trail, and tucked between Freedom Park and Goddess Garden Atlanta!”
