Nearly two years after fire ripped through and displaced hundreds, an apartment community northwest of Midtown is gearing up to reopen with a fresh face and key changes in place, per ownership. 

Bell Collier Village—a five-story complex with 256 units at 1950 Howell Mill Road, just north of Interstate 75—has begun pre-leasing efforts following an extensive restoration process, according to owners Bell Partners, a Greensboro, N.C.-based company. 

Ranging from studios to two-bedroom options, the first apartments are expected to be ready by June, where past marketing campaigns have included the phrase: “Buckhead Address. Westside Attitude.”

Less than a decade after it was built, the apartment complex suffered heavy damage in July 2024 during what Atlanta Fire Department officials called an unauthorized rooftop party with more than 100 people—and use of an outdoor grill that went against building protocol. Improper fire controls contributed to the fire’s intensity, incensing residents who lost homes, pets, and valuables, as WSB-TV reported

Impacted apartments and common areas have been rebuilt and restored, while rooftop grills were replaced with a safe community gathering area, Bell Partners reps told the news station. 

Bell Collier Village also counts a saltwater pool, fitness center, and dog park as amenities, while apartments have granite countertops, walk-in closets, and balconies or patios, among other perks, per reps.  

The apartment building was originally developed as Crescent Howell Mill (later Berkshire Howell Mill) as part of an 8-acre, mixed-use complex in 2015. Bell Partners bought the building in 2021 as part of a buying spree in Atlanta, citing plans by both Microsoft and Google to build “major regional corporate centers in the neighborhood” at the time.

A promotion is offering two months of free rent for Bell Collier Village tenants. Rents currently start at $1,310 monthly (a studio in 431 square feet) and climb up to $2,685 (a two-bedroom, two-bathroom unit in 1,657 square feet).   

Bell Partners is in talks to fill the building’s 1,653 square feet of commercial space at ground level with “a community-focused retail amenity” as the reopening nears, per company reps.  

The building’s reopening “represents an important milestone for Bell Partners and the surrounding neighborhood,” said Sparkle Mixson, senior vice president of customer experience, in a statement.  

Bell Partners, a privately help apartment management and investment company, counts roughly 70,000 apartments in its portfolio across 12 U.S. regions. It bills itself as one of the country’s largest apartment management and investment firms.
