A boutique townhome project in Old Fourth Ward that’s taken an inexplicably long time to complete is finally reaching the finish line of construction, according to its marketing team.

A reader who lives in the area recently reached out for information on why The Muses at O4W, as the project is called, appears mostly complete but is still encircled with mesh construction fencing, adding: “I have not seen any work being done on it for quite a while.”  

Ashley Skeen DeVey, a Realtor with Keller Williams Realty Intown Atlanta, says the majority of The Muses’ nine units are close to completion, and her agency’s goal is to list them for sale within the next month.

The corner lot at 367 Parkway Drive was previously occupied by a one-story brick commercial structure that had been vacant for years. Construction on townhomes at the cleared site began in earnest way back in the fall of 2019.

When we last checked in on The Muses, the schedule called for completing construction in the middle of 2021. (Whoops). The starting price back then was $599,000—not chickenfeed, but a discount over similar townhome product a few blocks east, across Boulevard and closer to the BeltLine and Historic Fourth Ward Park. 

Skeen DeVey says prices at The Muses will now begin at $650,000. Staging is scheduled to be installed next week in the model unit, with refreshed marketing materials to follow.

“The development has a sleek aesthetic vibe [and] functional layout,” she noted via email, “and all of the units have pretty epic skyline views from the massive rooftop decks.”

Sizes start from two-bedroom homes with offices (or third bedrooms) and two and ½ bathrooms in 1,760 square feet. The largest option has the same room count but 2,400 square feet. All come with roof decks and balconies.

As designed by Plexus r+d architects, the boldly cantilevered façades occupy a full corner where Parkway Drive meets Wabash Avenue, overlooking a small park a block off Boulevard.

In terms of market scarcity, at least, the timing could be right for new townhome product in O4W. Listing services indicate just five townhome and duplex units without contracts are on the market right now across the neighborhood.
