A corner property that’s been either boarded up or cleared and vacant in one of Atlanta’s hottest real estate zones for more than a decade is seeing signs of infill life.
Three standalone, single-family houses are under construction on the southeast corner of Fortune Street at Ralph McGill Boulevard in Old Fourth Ward, a site near investment magnets Historic Fourth Ward Park, Ponce City Market, and the Atlanta Beltline’s Eastside Trail.
Permitting records indicate three houses with elevators will rise at 341, 343, and 347 Fortune St., where a shuttered bungalow was demolished several years ago. Plans call for homes with just over 2,200 square feet, costing between $256,000 and $275,000 to build.
Filings indicate Atlanta-based architects Zaitsev Studio and modern homebuilders Sunny Etc. are behind the project.

Elsewhere in the neighborhood, the company built the Winton Flats project two years ago, which was described as Atlanta’s original “missing middle” housing concept. Their portfolio also includes modern townhomes in Mechanicsville, the Metro Ville project, that quickly sold out in 2018.
Beyond PCM and park proximity, the Fortune Street location counts a “Very Walkable” Walk Score of 83/100 and equally strong Bike Score (83), while the Transit Score (51) ranks as merely “Good Transit.”
