An infill project in Old Fourth Ward is proposing eight homes where none exist today along two important eastside corridors.
Situated between the Beltline’s Eastside Trail and Martin Luther King Jr. National Historical Park, approved development plans for the cleared land call for five townhomes and three duplexes in the middle of a block, accessed by a new internal street.
The 1/2-acre site, comprised of three different parcels, came to market earlier this month asking $2 million, as listed with Keller Knapp Realty.
According to site plans, the five townhomes would front Irwin Street, immediately east of a Circle K convenience store on Boulevard. One section of the property was formerly home to a small corner shop called Boyd Variety Store but has been vacant for a couple of years.

The redevelopment plans are part of the broader Homes on Hogue project that’s completed other standalone residences next door.
Another significant investment in the area, the mixed-use Henderson Place project, is located along Irwin Street just to the north.
The land sale is being marketed as an “incredible opportunity” for developers and homebuilders “in a high-growth corridor,” where nearby blocks continue to see “strong demand for new construction,” per listings.
All of the location’s algorithm-based urban scores qualify as top-notch: Walk Score (91 of 100), Bike Score (85), and Transit Score (78), with the latter described as “excellent transit” for this part of town.
“Few sites offer this level of readiness and location strength” reads the sales pitch, “positioning this project as a standout investment in O4W’s ongoing growth.”
Time will tell.
