1920s building near Ponce City Market up for grabs. Any big ideas?

An exercise in understated red brick and terracotta tiles, this subtly pretty old structure in Old Fourth Ward is being marketed as a “rare opportunity” to own and create…. something. 

Built sometime in the 1920s, the 530 Parkway Drive NE property is situated on a triangular lot a few blocks southwest of Ponce City Market (roughly ½ mile). 

Central Park is just to the west, and Boulevard a block to the east.  

As is, the property functions as a residential triplex with 3,720 square feet total. It recently came to market with Bull Realty/TCN Worldwide, asking $750,000. 

The Parkway Drive structure’s original purpose is a bit murky, but it has functioned as residential for a couple of generations, according to listing agent Andy Lundsberg, a Bull Realty/TCN Worldwide partner. 

“We don’t know much about it nor does the owner,” Lundsberg wrote via email. “It was converted to multifamily probably close to 40 or 50 years ago. I would love to know it’s original state. I’m assuming some sort of retail or neighborhood grocery?” 

Today the building’s three units each have two bedrooms and one bathroom, with entry at street level. Each of the apartments will be vacant at the time of sale, per Lundsberg. 

If there’s a catch, per marketing materials, it’s that the seller won’t consider offers that are subject to rezoning. But the potential is there, per Lundsberg, for a conversion to light commercial or a live-work situation if zoning allows. 

The parking situation is on-street only, which could be a minus despite the walkable location, with Atlanta being Atlanta.  

Speaking of, the location's Walk Score (82) qualifies as “very walkable,” and the Bike Score (85) is better, with the Transit Score (55) still landing at “good.”
