A large construction site on Northside Drive signals the start of work on a State of Georgia project that will rise where quintessential Atlanta bedfellows Waffle House and a strip club once did business.
Brasfield & Gorrie construction company and developer TPA Group have begun site work at 1715 Northside Drive on a 250,000-square-foot office project that will house the headquarters of two Georgia retirement systems, as the Atlanta Business Chronicle first reported.
Totaling 12 acres, the Northside Drive site was assembled from separate properties where the Diamond Club, a Shell gas station, and years ago Waffle House had operated. The former strip club and its parking lots, reportedly purchased for $15 million, constituted the bulk of the property.

According to the ABC, the building will stand 15 stories, just south of Interstate 75. A project rendering published in other reports shows a much shorter structure. We’ve asked TPA officials for clarification and any available images for the project; this story will be updated should that come.
Most of the new facility will be occupied by offices for Teachers Retirement System of Georgia and the Employees Retirement System of Georgia.
State government offices will reportedly start on the seventh floor, while three other floors will be leased to private tenants.

Brasfield & Gorrie forecasts vertical construction to begin at the site in March next year, with completion scheduled for March 2028.
A fire at the gas station—sparked by a motorcycle, per firefighters—heavily damaged the Shell property in May last year. The former strip club was demolished last fall.
