For Cobb County’s newest and largest city, a key step toward creating a civic identity is officially moving forward this week, according to project leaders.
Spread across 12 buildings, a three-story, 304-unit, garden-style apartment project called Mill Grove Vista has closed financing and broken ground at 5178 Floyd Road in Mableton, near the southernmost reaches of Cobb County.
Currently wooded acreage, the development site will become the residential heart of a new Mableton mixed-use district spanning almost 24 acres, with a civic building, townhomes, and retail also in the mix. The city’s goal is to complement the nearby historic Mable House complex and 2,500-seat Mable House Barnes Amphitheatre, situated directly across the street.

Mill Grove Vista marks the latest Class A apartment venture from Vista Residential Partners, an Atlanta-based firm with projects dotted in growth markets across the country.
Plans call for a dozen buildings set among 546 parking spaces, with onsite amenities that include coworking space, a dog park, playground, coffee bar, fitness center, and pool area described as resort-style. Another perk will be immediate access to the Silver Comet Trail's Floyd Road Trailhead near the property entrance and multiple grocery options within a mile, per developers.
Average unit sizes at Mill Grove Vista will be 917 square feet, ranging from one to three-bedroom options.
Voters in 2022 elected to incorporate Mableton as Georgia’s newest city (now behind only Mulberry in Gwinnett County), following a lengthy process of town hall meetings and years of planning.
Other partners in the Mill Grove Vista project include Virtus Real Estate Capital and Nationwide financing. Vista affiliate Apex Multifamily Construction will serve as general contractor.
Vista officials say vertical construction will begin in the first quarter of next year. The first apartments are scheduled to deliver in early 2027, followed by completion in late 2027.
The project will “provide a community which will truly become the focal point of the largest city in Cobb County,” said Scott Henley, CEO of Vista Residential Partners, in an announcement. “From the Silver Comet Trail to daily conveniences on Floyd Road, Mill Grove Vista is designed for how residents actually live—healthy, connected, and close to everything.”
