A commercial development described as a new gateway for downtown Woodstock has revealed an eclectic mix of businesses as its first wave of tenants.

With commitments from nine local, regional, and national tenants in new buildings alone, the 118,000-square-foot Woodstock Mill District is now 79 percent leased, months before construction wraps, according to its Atlanta-based developer Connolly. 

The new 11-acre district, set to be anchored by Publix, is located just east of Interstate 575 where Towne Lake Parkway meets Woodstock Parkway. Connolly closed on the site a year ago and immediately began construction near what project leaders have called one of the Southeast’s most vibrant suburban downtowns. 

Officials says Woodstock Mill District designs were inspired by the area’s historic mills.

District tenants are expected to start moving into six one and two-story buildings this fall, joining the 48,000-square-foot Publix grocery store. They are: 

  • Sydel’s Coffee: A new, independent coffee concept by local Woodstock residents, also serving pastries and crepes;
  • Three Dollar Café: Neighborhood sports bar known for wings, drafts, and sports gatherings; 
  • Super Chix Chicken & Custard:  Fast-casual concept with nearly 50 locations in 10 states; 
  • Club Pilates: Described as world’s largest Pilates brand;
  • PetFolk: National vet clinic providing primary and urgent care services;
  • E’s Barber Shop: Modern-style barber with six locations in metro Atlanta;
  • Dentists at Woodstock Mill: General dentistry and part of PDS Health, a healthcare provider with more than 1,100 practices nationwide, including 28 in Georgia;
  • Allure Nail Bar: Full-service nail salon with manicures, pedicures, and more.

The Woodstock Mill District is on pace for a spring 2027 debut. According to Connolly officials, nine retail spots remain unfilled, including a freestanding corner building meant for a chef-driven restaurant.

Next door to the new district buildings, a 28,000-square-foot strip center that’s undergoing renovations (formerly known as Towne Lake Plaza) is also part of the development. 

New tenant signings there include Tin Drum Asian Kitchen & Boba Tea Bar and barre3. Those will operate alongside existing tenants The Blue Ghost Arcade, Maxwell’s Cigar Bar, and local scuba rental and training business Dive Georgia.  

According to Connolly principal David Connolly, “strong demographics and continued projected residential growth” in Woodstock have worked in the new district’s favor. 

Within a three-mile radius, per Connolly, the median home value is $453,847 and household income is $117,865. At the district’s doorstep, Town Lake Parkway, a main link between the interstate and downtown’s shops and eats, sees nearly 33,000 vehicles pass by per day. 

According to developers, the site is a four-minute walk from Woodstock’s Main Street and is designed to extend downtown’s vibe toward the interstate. Part of Woodstock’s Greenprints Trail System, a 10-foot-wide sidewalk, runs along the site and connects Main Street to Old Rope Mill Trail.

The development team also includes Place Maker Design (architecture), Benning Construction (general contractor), Lavista Associates (leasing), Ameris Bank (construction financing), CBRE (land brokerage), and Robertson Loia Roof, P.C. (civil engineer).
