Recent weeks have shown the priciest home listing in coveted Poncey-Highland to be a decidedly modern dwelling—and that $1.32-million property’s “under contract” status suggests there’s a market for the product in this part of town.

About two blocks away, a project described as “incredible new construction” is taking shape along North Avenue with hopes of also capitalizing on intown's contemporary-home zeitgeist.

The site, a quarter-acre lot up the street from Ponce City Market, is next to the 1911 schoolhouse converted into Highland School Lofts years ago.

Both homes have three levels, 10-foot ceilings on each of those levels, waterfall quartz countertops in kitchens, and roof terraces with views from Midtown to downtown, per listings.

Terrace levels, interestingly, come as full units—with bedrooms, bathrooms, breakfast bars, and private entrances—to function as income suites.

Both plans have four bedrooms and three and 1/2 bathrooms, but living more tucked away from the avenue costs $105,000 more. (Asking prices: $995,000 verus $1.1 million.)

Square footages aren’t specified with official listings held by Keller Williams Realty Buckhead, but Zillow pegs the floorplans for both at just over 3,700 square feet.

It’s tough to tell from floorplans, but lot-coverage logic says these two homes are connected, barely, via mechanical rooms branching off their garages. But they could also be standalone dwellings.
