A new Midtown listing is dangling a chance to own not just a piece of a 1920s Atlanta architectural landmark but three (partial) levels of it. 

The three-level penthouse at the Biltmore House Condominiums on 5th Street is being marketed as a “rare” offering “within one of the city’s most significant historic landmarks,” according to listing agents with Engel & Völkers Atlanta. 

The penthouse constitutes the building’s top, southeastern corner, with views spanning across many of Atlanta’s densest streets. 

Originally operated as a hotel and apartments, the Neo-Georgian Biltmore House was finished in 1924 and is listed on the National Register of Historic Places.

The renovated penthouse in question, Unit 1001, is asking $958,000, as listed last week. That buys three bedrooms, four bathrooms, and no shortage of spiral stairs in 3,040 square feet, across three levels. 

Another consideration are HOA fees, which land at a considerable $1,814 per month, per Engel & Völkers. 

According to sellers, renovations were careful to preserve original architectural detailing (see: the original, wavy-glass windows) while injecting the property with modern conveniences, such as stone and butcher-block counters and Miele and Viking appliances.  

Other perks include a marble bath in the primary suite, an in-unit laundry room, a full wet bar on the third floor, and so many skylights (some with remote-operable shades). 

By Atlanta standards, the top-floor outdoor balcony is nothing to write home about, but the views from practically every window could qualify as spellbinding. 

“A residence like this is extraordinarily rare,” Sam Morgan, an Engel & Völkers Atlanta real estate advisor, said in a listing announcement. “Biltmore House is woven into the fabric of Atlanta’s history, and a home of this scale and quality within its walls is genuinely irreplaceable."

Next door to the condos, Georgia Tech unveiled plans last year for turning part of the Biltmore’s commercial space into the 100,000-square-foot Biltmore Innovation Center as part of the university’s Midtown expansions. 

That growth also includes a new mixed-use tower across the street from the Biltmore, Tech Square Phase 3.
