A year and ½ after launching construction at a moribund suburban office park, Johns Creek’s answer to made-from-scratch, north OTP lifestyle districts such as Avalon and Halcyon is officially seeking people to live there.
Toro Development Company announced today preleasing has begun at Prelude at Medley, or Building 3000, the first injection of luxury-grade apartments at the 43-acre, mixed-use Medley project.
Medley is still on pace for an Oct. 29 grand opening, and the first apartment renters at Prelude are expected to move in Nov. 1, according to TDC reps.
As Medley’s initial residential phase, Prelude will include 340 apartments with either one or two bedrooms. Current options range from 788 to 1,514 square feet, but rent prices haven’t been listed. (We’ve asked TDC reps for more info on that front and will update this article should that come.)
The building calls for “unparalleled resort-style amenities” that will include a plunge pool, micro offices, a pet spa, coffee bar, clubhouse, large fitness center, and high-speed, 1 Gbps Wi-Fi across the property, per officials.
“Prelude brings the energy and built-in ‘feet on the street’ that mixed-use destinations need to thrive,” Mark Toro, TDC founder and chief vision officer, said in the announcement. “Having a critical mass of people living on property allows us to create an exceptional Main Street experience at Medley and deliver a meaningful Third Place for the community.”
A second multifamily phase at Medley called Encore is expected to bring 408 more apartments next year.
Another residential section of the property, Tableau at Medley, will see 133 for-sale townhomes built by Empire Homes (formerly Empire Communities). Those will start in the $700,000s, offering 1,939 to 2,794 square feet and three or four bedrooms.

TDC started construction on Medley in early 2025 where Johns Creek Parkway meets McGinnis Ferry Road. The first phase will include 110,000 square feet of office space, the 340 Prelude apartments, and 125,000 square feet of retail.
On the retail front, a Trader Joe’s outpost opened at Medley last month.
Medley’s phase one has also signed the first suburban location of Fadó Irish Pub, CRÚ Food & Wine Bar, 26 Thai Kitchen and Bar, Five Daughters Bakery, Summit Coffee, Lily Sushi Bar, Knuckies Hoagies, Cookie Fix, Sugarcoat Beauty, BODY20, Sephora, Rena’s Italian Fishery & Grill, High Country Outfitters, Fogón and Lions, and BODYROK, among other concepts.
Other signings announced this year include (deep breath) regional dining favorite Northern China Eatery, Shake Shack, Kontour Medical Spa, Moop’s Boutique, Warby Parker, Tabla, Hollow Oak, The Nest Cafe, CT Cantina & Taqueria, The Commodore, and 13 Hub Lane.
Elsewhere, a 150-key boutique hotel is on pace to open in 2028 at Medley, per TDC reps.

The project’s full scope calls for more than 880 luxury residences (a mix of apartments and townhomes) and 145,000 square feet of retail and restaurant space, in addition to the plaza, hotel, and offices.
