A housing/hotel concept like no other in Atlanta is being floated for a site near major downtown attractions Mercedes-Benz Stadium and the Georgia World Congress Center.

A promotional video recently surfaced for a project called Stadium Villas Atlanta that would be built just west of The Benz, at the eastern edge of Vine City.

M&S Realty Investments, a boutique Atlanta-based firm, plans to develop the Stadium Villas venture, as designed by Collins Cooper Carusi architects, according to a project website. [UPDATE: 4:49 p.m., March 28: Project officials reached out today with the following message, with promises of more refined imagery and details to come soon: "This project has not been officially released. Updated details to be rolled out in the coming weeks."]

The listed address is 588 Rhodes Street NW, but renderings indicate the project could extend to nearby Maple Street as well.

That’s immediately west of MARTA’s Vine City station, and just north of the neighborhood’s remade YMCA, a regional administrative headquarters.

According to promotional materials, these 12 villas will hardly be standard, intown rental townhomes.

Across four stories, each would have six bedrooms and six and ½ bathrooms—and “plunge pools” on the rooftop terraces, designed to feature skyline views. The goal is to accommodate large groups of guests.

The project is pitched as being the city’s “premier hotel accommodation for groups of 12-plus, specifically crafted to host company groups and families” with “direct access to Atlanta’s walkable convention and entertainment district,” per its website.

“Infusing state-of-the-art technology, premium design, and locally inspired concepts into every aspect of the guest experience," the spiel continues, "the villas serve as a haven for comfort and convenience.”

The project’s website states it’s expected to be completed in fall 2023, but city permitting records show no recent activity. No pricing details are provided.
