Metro Atlanta’s relatively hot industrial market is generating new product in what may seem unlikely places. 

International commercial real estate developer Trammell Crow Company announced Monday it has delivered a three-building speculative industrial park in Buford near the coveted shores of Lake Lanier. 

Buford Creek Business Center—developed by TCC with a Japanese consortium led by CBRE Japan as joint venture partners—spans 686,400 square feet at the northeast corner of Lanier Islands Parkway and Big Creek Road, near the lake's southernmost banks. 

The Buford site is three miles from Interstate 985 and roughly 30 miles northeast of Atlanta. 

The spec project—meaning it was developed without tenants in place—is offering leases ranging from 42,120 square feet to the entirety of all three buildings.

Building 100 is the largest on site as a 349,440-square-foot warehouse with 64 trailer parking spots. The other two are both 168,400 square feet, according to TCC officials. 

Madison Ward, a vice president with TCC in Atlanta, said the region continues to perform as one of the leading logistics and distribution hubs in the U.S., and that Buford’s “infrastructure, workforce accessibility, and business-friendly environment” made it the right place to invest. 

“By delivering nearly 700,000 square feet of modern industrial space,” said Ward in a statement, “we’re creating opportunities for companies to expand their operations, strengthen their supply chains, and better serve customers throughout the Southeast.”

In its second-quarter industrial report in July, Cushman & Wakefield found that metro Atlanta’s industrial market is accelerating, with leasing activity rising more than 26 percent over the first quarter and the first half of 2026 outperforming half-year totals in each of the three prior years. 

Metro Atlanta’s 10.2 million square feet of industrial space leased in the second quarter made it one of only five industrial markets to exceed 10 million square feet in the U.S., with 40.6 percent of new deals being more than 500,000 square feet, per Cushman & Wakefield’s analysis.

The Buford project was designed by Atlas Collaborative and built by The Conlan Company.

CBRE is now marketing the buildings for sale or lease on behalf of TCC.
