Two years after officially opening its doors, a transit-connected Dunwoody megaproject billed as “Perimeter’s Town Center” continues to fill out its retail offerings as a planned growth spurt draws closer.
Varuni Napoli, a celebrated Neapolitan pizzeria, opened its third metro Atlanta location Wednesday at the billion-dollar, mixed-use High Street development, marking a notable addition to the nine-building district’s retail roster, per officials.
Varuni Napoli’s mural-bedecked OTP location spans nearly 3,000 square feet in High Street’s phase one, with a covered patio overlooking social hub The Green, plus a private chef’s room and a takeout window. The concept debuted in Midtown near Piedmont Park in 2014 and opened a second location in Krog Street Market three years later.
The pizzeria joins a blend of local and national retailers and restaurants that have claimed High Street space since its 2024 opening. The others include Puttshack, Agave Bandido, Nando’s PERi-PERi, Velvet Taco, Allen Edmonds, Skin Spirit, The Hampton Social, Cuddlefish, Ben & Jerry’s, and Sugarcoat, a nail and beauty salon.
According to High Street developers GID, phase two is on pace to break ground in the fourth quarter of 2026.

That calls for 300 more apartments, another 40,000 square feet of loft offices, and 80,000 square feet of additional retail, the majority of that qualifying as flagship space, or what’s considered a brand’s most important, prominent location.
That will add to what High Street’s initial phase has already delivered: 330,000 square feet of loft offices, 150,000 square feet of retail, and the project’s first two apartment buildings—Windsor Brompton and Windsor Avery—that opened in early 2024 with 598 units total. (GID reported that more than half of those rentals were claimed by new residents within a few months of opening.)
High Street’s first phase is situated at the intersection of Perimeter Center Parkway and Hammond Drive, within a few minutes’ walk of MARTA's Dunwoody station.
All told, the master-planned project calls for 3,000 luxury apartments, a 400-key hotel, and roughly 400,000 square feet of shopping, dining, and entertainment options. Class A office space will eventually total north of 670,000 square feet, per GID reps.
The project broke ground in November 2021 on what had been a sea of asphalt parking lots. It’s expected to eventually cost $2 billion, consuming 36 acres and 10 blocks.
