Two years after breaking ground, a high-end townhome venture near eastside golf courses and several historic neighborhoods has switched course to become a blank slate for redevelopment. 

Called The Henderson at East Lake, the project by Atlanta-based homebuilder PLH Homes appeared set to replace a vacant ranch-style house on a deep residential property at 1936 Glenwood Ave. 

The house was demolished in summer 2023, and site work kicked off, but the relatively large, modern-style townhomes promised in promotions never started vertical construction. 

The 1.9-acre site—technically two adjacent parcels—came to market last week as a “rare” opportunity for another development team to finish, according to sellers LPT Realty

The asking price is $1.45 million.

The Parkview site is located between Interstate 20 to the west and East Lake Golf Club, overlooking the fifth hole at Charlie Yates Golf Course.

According to recent listings, the site is fully entitled for 21 luxury townhome units, and all plans including civil engineering would be included in a sale. 

All townhomes would stand three stories with either three or four bedrooms and two-car garages, with rooftop terraces. (The first phase of units in 2023 called for four-story, four-bedroom options with a single-car garage and prices starting in the mid-$900,000s, per the homebuilder. Sizes at the time were listed as just shy of 2,800 square feet.)  

Marketing materials describe the location as one of “Atlanta's most desirable and rapidly growing neighborhoods,” not far from Oakhurst, East Lake Park, Decatur, and the Beltline.

The Henderson project “is ideal for a builder or boutique developer seeking a luxury intown product with strong resale potential,” goes the broker spiel. “East Lake is experiencing a wave of revitalization and investment, making this the perfect time to deliver a high-end residential product.”
