Take heart, frustrated house-seekers of ITP Atlanta: New-construction options in walkable places priced squarely in the $400,000s (not chump change, certainly) are still out there.

Officials with Compass Development Marketing Group relay that prices for the seven remaining unsold, standalone houses at Hapeville’s Stillwood project have been collectively slashed by $144,000.

Individual houses have seen price cuts of up to $40,000.

More than 30 homes have traded at the 3315 Stillwood Drive project’s initial phases since they started coming online three years ago. Site plans call for Stillwood to count 58 total houses eventually, per project builder Epic Development.

Prices now start at $459,000. That buys a former model home with three bedrooms and two and ½ bathrooms in 1,755 square feet across three levels, with a two-car parking pad. (That asking price was reduced by $40,000 last month.) And it’s a rare case of a new-construction ITP house that comes furnished, “so you keep the style and the vibe from day one,” listings note.

Additional perks include Calacatta quartz countertops, a waterfall-edge kitchen island, hardwood floors throughout, and what’s described as custom decorative trim for style, according to Compass listings.

The lone remaining four-bedroom option (three and ½ bathrooms in 2,025 square feet) is asking $550,000. It includes a two-car, rear-facing garage at the base level.

Stillwood’s current tagline reads: “Not another townhome. Not another year of rent,” and its location was marketed as “next-level ITP living in Atlanta’s hippest borough” when the project was announced in summer 2022.

Stillwood claimed vacant land about a block off North Central Avenue, Hapeville’s main drag, just east of Interstate 85 and north of Atlanta’s airport. The layout is designed to promote neighborliness and social interactions, developers have said. A communal swimming pool and a large lounge area were finished several years ago.

Five floorplans have been offered overall, with sizes ranging from 1,620 to 2,025 square feet.

Aspects of the project were designed to lend a more urban and walkable feel, including shallow setbacks, abundant sidewalks, plenty of courtyards and gardens, and a communal nature preserve.

The project is named for one of its streets, Stillwood Drive. It’s been described in promotional materials as “thoughtfully designed” to capture Hapeville’s “unique spirit,” with three-story architecture that “calls on classic American design with clean lines and sleek details.”
