A longstanding office building is in the process of being removed to make way for hundreds of new apartments within quick walking distance of a popular Gwinnett County district for concerts, sporting events, conventions, and theater. 

Dubbed “Hanover Sugarloaf,” the mixed-use project at 1855 Satellite Boulevard will mark the latest Hanover-branded development in metro Atlanta, following Hanover Edgewood, the 31-story Hanover Midtown luxury tower, and others. 

Hanover Sugarloaf, as developed by Houston-based Hanover Company, is claiming 7.86 acres and a formerly vacant office building between Satellite Boulevard and Sugarloaf Parkway. It’ll rise across the street from the 118-acre Gas South District, which is anchored by Gas South Arena, a 12,000-seat sports, concert, and events venue.

Plans for Hanover Sugarloaf call for 305 Class A apartments. Project officials say another attribute of the site is that it shares access with Kroger-anchored Sugarloaf Parkway Shopping Center, providing future residents with walkable access to dining, entertainment, retail, and groceries. 

Veteran land brokers David Branch, SSG Realty Partners senior partner and CEO, and John Speros, Ackerman & Co. senior vice president, represented SP Sugarloaf LLC in the $12.24 million sale of the forthcoming Hanover property. 

According to those companies, the deal marks one of the highest land sales this year in Gwinnett County, based on price.

Hanover is in the process of demolishing the Duluth site’s existing 56,000-square-foot office building. Speros called the location one of the choicest redevelopment sites for a multifamily project in metro Atlanta today. 

“Large, well-located development sites in established suburban markets have become increasingly difficult to find,” Speros said in a project announcement. “This site combines exceptional visibility, regional connectivity and true walkability to shopping, dining, and entertainment.”

Hanover lists the garden-style Duluth project as being in pre-development stages with no ETA or renderings published to date.
