In a sign of the times for a Beltline-adjacent neighborhood in southeast Atlanta, a trifecta of large modern dwellings has replaced more modest homes in a hotbed of new development.
The last of the three standalone homes in Boulevard Heights has recently come to market with architecture meant to make an “immediate statement” at 1043 Avondale Ave. SE, per sellers.
Like its sibling next door, the three-story contemporary is asking $1.45 million, a price point that would set a single-family home record for the growing neighborhood.
That kind of cash along Avondale Avenue buys five bedrooms and four bathrooms in just shy of 3,500 square feet, atop a two-car garage.

The developer is Metro Chic Homes LLC, and the architect is AD Designs, according to listing agent KJ Bonner with HomeSmart Atlanta.
Perched on a hill, the homes have taken shape in a section of Boulevard Heights that’s seen a wave of new housing—including The Garrison, an 8-acre mix of townhomes and apartments directly across the street—as the Atlanta Beltline’s recently completed Southeast Trail took shape about two blocks away.
The northernmost home of the bunch sold for $1.17 million in July. It was finished last year, also with five bedrooms, four bathrooms, and 3,446 square feet.
Beyond Beltline proximity, perks of the modern homes include a foyer with dramatic 20-foot ceilings, custom millwork, a “designer mudroom,” wide-plank flooring, a custom booze and coffee bar, a spa-inspired bath in the primary suite, and a covered terrace meant to feel like an extension of the house.
“A structurally engineered flat-roof design,” notes the listing, “dramatic overhangs, oversized black-framed windows, and warm soffit detailing give the home a clean, modern profile rarely found in typical new construction.”
Sales records indicate the current Boulevard Heights price king is another modern-leaning offering that traded for $1.22 million in May.
