A construction crane now standing over one of Atlanta’s poshest streets signals that vertical construction is coming for Buckhead’s latest new condominium high-rise.

Kolter Urban officials call the recently erected crane a significant construction milestone at the site of Elyse Buckhead, where 194 for-sale condos are bound for a location being marketed as one of the Southeast’s premier luxury destinations. Fresh project renderings also lend the first glimpses at plans for in-home designs. 

With listings beginning at just shy of $1 million for one-bedroom units, the 20-story project has the price points to match its haute aspirations. 

Kolter Urban, a Florida-based real estate development and investment firm, broke ground in early April on the company’s third high-rise condo venture in Buckhead at 102 W. Paces Ferry Road. The project had tallied almost $60 million in condo presales at the time, according to sales reps. 

Today, the eight condos listed at Elyse Buckhead start at $992,000, which buys a 1,436-square-foot unit with a single bedroom and two bathrooms.

Current pricing tops out at a whopping $6.79 million. That gets a 20th-floor penthouse—the building’s largest floorplan at more than 4,000 square feet—with three bedrooms (plus a den) and five bathrooms. 

Overall, the building is being sold as “an elegant sanctuary in Atlanta’s most prestigious neighborhood.” It will stand next door to the St. Regis Atlanta hotel, a block from Buckhead Village. 

The location marks the most walkable of Kolter Urban’s Atlanta projects to date. The company’s previous two condo towers along Peachtree Road in Buckhead—Graydon (22 stories) and sister project Dillon Buckhead (18 stories)—were both nearly sold out prior to opening. 

A fourth condo high-rise venture near Piedmont Park in Midtown is in planning stages now. Dubbed “Fourteen Park,” the Midtown project is scheduled to begin development late this year, per Kolter Urban. 

The newest Buckhead tower, as designed by Rule Joy Trammel + Rubio architects, will include about 63,000 square feet of indoor and outdoor amenities.

An elevated terrace is designed as a central gathering place, with a cabana-laden pool, outdoor lounges, an open-air kitchen, fire pit, and landscaped zones. Other onsite perks will include a dog park and pickleball court, a sports lounge (with simulator), a screening theater, a private dining room with catering kitchen, and a fitness center with a movement studio, sauna, steam room, and cold plunge, per officials. 

The Elyse location was formerly the longtime home of a small shopping center called Buckhead Plaza. 

Kolter Urban closed last year on the 3.3-acre site for $38 million, according to Hailey Realty Company, the deal’s transactional broker. 

Elyse Buckhead’s delivery is scheduled for the fourth quarter of 2028 and first quarter of 2029, project reps have told Urbanize Atlanta. No retail is planned.
