The unrelenting parade of townhome construction along Memorial Drive has reached its easternmost point with a pocket of contemporary dwellings near a longstanding retail village in East Lake.
Wedged between Memorial Drive and the peaceful, pedestrian-friendly grounds of East View Cemetery, a project called 2424 Common happens to be offering the only townhouses for sale in the historic neighborhood right now.
Designed by DNK Architecture and Development, 2424 Common has claimed a barren lot with nine units total. Listings and marketing materials indicate one has sold, two have contracts, and three more are actively on the market.
Prices for those range from $469,900 to $514,900 right now. All have three bedrooms and three and a half bathrooms in an even 2,000 square feet. (HOA fees are listed as $235 monthly.)
The cheaper of the three was discounted last month from its initial $479,900 price in December, per Zillow.
Beyond home-style breakfast and lunch joint My Coffee Shop across the street, the location allows for strolling to East Lake’s Hosea + 2nd restaurant hub and Oakhurst Village beyond that, with Drew Charter School about a block to the west, and East Lake Park in the other direction.
That’s good for a “Somewhat Walkable” Walk Score of 50.
Beyond nearby destinations, selling points include “premium modern finishes,” “quality construction,” and rooftop terraces that “overlook the neighborhood and are ideal for entertaining,” per RE/MAX Metro Atlanta Cityside listings.
Listing agent Chad Polazzo supplied Urbanize Atlanta with additional talking points that noted only two units can be rented at any given time, and that with the "rapidly appreciating area" these townhomes "will resell in the $600Ks a couple of years from now."
