A mixed-use infill site has recently come (back) to market as a chance to echo development momentum around nearby Centennial Yards and South Downtown, per brokers. 

The .32-acre Mechanicsville lot in question, situated just beyond Castleberry Hill’s southern border, is being marketed as “one of the most strategically positioned sites in the city.”

Located at 515 Whitehall St. SW, the property is one of several vacant lots in the area, but it’s also set among old residential buildings with inimitable character, such as Brick House Lofts and Century Lofts. 

It’s now asking $1.49 million, as listed with agent Ailone Tichon of Atlanta-based Wynd Realty Georgia.

According to sellers, design plans and permits previously approved by the city called for a four-story, 32,000-square-foot building with 30 units and retail—but those plans have expired.

The area’s current zoning would allow for a larger building—roughly 40,000 square feet—if “you choose to maximize the building rights,” per Wynd Realty. 

The Mechanicsville property was most recently listed for a couple months in 2023, reduced to $899,900, and then pulled from the market. 

The current ask is a 67-percent increase from the previous price.

The site is also just south of the blocks where $3.8-billion, multi-tower megaproject proposal Forge Atlanta has been envisioned. That project would claim 10 acres along Whitehall Street but has attracted no shortage of skepticism this year—and complaints alleging it’s a scam designed to bilk investors of funds.

True-blue ATL development wonks may also recall that another mixed-use project—a 10-story venture dubbed “Noellam Tower”—has been drawn up for a 523 Whitehall St. site just south of the one in question, on the same side of the street. 

Atlanta-based developer Insignia has owned that 1.1-acre property for more than a decade and filed for rezoning in late 2025—when company officials told Urbanize Atlanta they have no immediate plans to actually develop it, noting: “That doesn’t mean we’re not thinking about its potential… We realize there is strong demand for mixed-use developments that enhance the value of [these] areas.”
