Multifamily growth continues near a MARTA station on Decatur’s eastern fringes.

National homebuilder Toll Brothers held the official grand opening this week for a 290-unit, upscale apartment community called Notion, located a few blocks due east of Downtown Decatur at 125 North Arcadia Avenue.

Designed by Dwell Design Studio, the five and six-story building is part of a new mixed-use, Publix-anchored project, Sam’s Crossing Village, that’s injected retail and housing on formerly sleepy blocks. (It’s worth noting that Notion has been leasing since August, but this week’s grand opening made it officially official.) 

Situated on 3.2 acres, Notion’s rentals range from studios to two-bedroom options, alongside a 417-space parking garage with EV charging stations and storage spaces for tenants. Nonetheless, project officials list MARTA’s Avondale station as being a five-minute walk away.

Available units at Notion currently start at $1,635 monthly for a studio apartment with 620 square feet.

On the higher end, two-bedroom options with about 1,150 square feet start at $2,535 per month. No workforce housing options are listed.

Charles Elliott, president of Toll Brothers Apartment Living, the firm’s multifamily division, had high praise for the local market at this week’s festivities: “The Atlanta market continues to see tremendous employer and population growth, attracting renters and homebuyers alike, as well as significant investment thanks to its outstanding quality of life and its dynamic economy,” said Elliot, per a statement.

Notion’s 8,000 square feet of interior and exterior amenity space includes a pool with cabanas, a dog park and “paw-spa,” a self-serve bike shop, a billiard lounge, a mail lounge with coffee bar, and a feature called “Luxer® lockers” in the large package room.

As for the apartments, you’ll find quartz countertops, wood-ish flooring, keyless entry systems, and Whirlpool® stainless steel appliances, among other features, in there. 

Financed with a $45.7-million construction loan from Santander Bank, Notion marks the third Atlanta multifamily project for Toll Brothers, following Osprey on Howell Mill Road and Oleander in North Druid Hills. The company sold both of those complexes in 2021.  

The Notion project operates across the train tracks from roughly 1,000 new apartments that have opened in the past few years in multifamily communities put together by South City Partners (Willis Avondale Estates), Trammell Crow Residential (Alexan Avondale), and others. MARTA sold two more parcels in 2021 near the Avondale Station where Columbia Ventures plans to construct another 80-unit building with affordable housing for seniors.
