One of metro Atlanta’s more unique new suburban city centers is gearing up to welcome a lot of new neighbors. 

Toll Brothers—an active intown developer in recent years, self-described as the nation’s leading builder of luxury homes—is fully under construction on a sizable mix of townhomes and single-family houses next to Cumming City Center, a made-from-scratch retail and events hub that started opening in early 2023. 

The project, Cloverhill at Cumming City Center, is located at 519 Canton Road. Plans call for tennis courts, community gathering spaces, a large swimming pool, a playground, and other amenities immediately northwest of the 95-acre mixed-use district.

Three home types are in the offing at Cloverhill at Cumming City Center, intended to attract buyers at “a variety of lifestyles and life stages,” per Toll Brothers reps. 

Those are The Alder Collection (townhomes with about 1,900 square feet), The Juniper Collection (townhomes with more than 2,600 square feet), and The Wildflower Collection (standalone houses with around 2,300 square feet and “elevated architecture and flexible living spaces,” per the builder). 

The first Cloverhill homes and two model units are scheduled to open in the spring. 

How many homes will be offered at Cloverhill overall—and exactly what price points will be—wasn’t specified in a recent announcement; we’ve asked Toll Brothers reps for more details and will update this story should they come. (Prices will reportedly range from the mid-$500,000s for townhomes to the high-$600,000s for the largest offerings.)  

Beyond walkability to Cumming City Center, the homebuilder is pointing to Ga. Highway 400 access and proximity to Lake Lanier, Sawnee Mountain Preserve, and highly rated Forsyth County schools as perks of the location.

Toll Brothers, a Fortune 500 Company, was founded in 1967. Also in Forsyth County, Toll Brothers is building a nearly 140-acre concept called Coal Mountain Town Center. 

The Cloverhill project isn’t the only residential growth spurt underway at the doorstep of Cumming City Center right now. 

Toro Development Company—the Alpharetta-based firm behind Johns Creek’s rising Medley project—broke ground in March on a 301-unit project called Overlook that will add a new multifamily facet to the district, overlooking the 18-hole PuttTek mini-golf course. Those apartments are scheduled to start delivering in late 2027.
