Homebuilder: Project with micro element selling like hotcakes

A combination of relatively low price points and non-humongous floorplans appears to be working down here.

Situated along Ga. Highway 54 in Fayetteville, about 14 miles due south of Hartsfield-Jackson Atlanta International Airport, a rising infill community with a micro component called “The Cottages at East Lanier” is exceeding sales expectations, according to developers Peachtree Building Group.

Adam Jones, the homebuilder’s sales manager, said the goal with The Cottages is to create attainable new-construction options with distinct designs in growing Fayette County.

Dining and retail options at Trilith are located about five miles west of the downtown Fayetteville site.

As of mid-April, The Cottages project had sold nine of its 33 phase-one homes, prior to its grand opening this month, Jones said.

“[It’s] come together in a special way,” Jones wrote via email. The sales momentum “is a huge feat to exceed our projections.”

Current home options start at $286,844 for the Louie plan. That buys a one-bedroom, one and ½-bathroom floorplan in 707 square feet—but in a standalone, two-story house.

Asking prices top out right now at $349,320, which gets three bedrooms and two and ½ bathrooms in the Christine plan’s 1,440 square feet.

Plans call for 63 homes total—a mix of micro cottages, single-family dwellings, townhomes, and duplexes—ranging from one to four bedrooms and roughly 625 to 1,537 square feet.

The facades take design cues from the cozy cottages of historic mill towns, according to project leaders. Perks beyond the homes include onsite greenspaces and pocket parks.

“Whether you’re just starting out, looking to simplify, or seeking a charming place to call home,” reads the marketing pitch, “The Cottages at East Lanier delivers comfort, character, and convenience in one of Fayette County’s most desirable locations.”
