A year after construction started wrapping up, a southside townhome venture is adjusting its sales tactics and going cheaper. 

Developer Growth Homes has delivered the first 14-home flank of a new pocket of housing called Three Points at Chosewood Park in the 300 block of McDonough Boulevard. 

The project is expected to eventually include 31 townhomes near Chosewood Park’s southwestern boundary, situated east of Interstate 85 about four miles south of downtown Atlanta.

The least expensive Three Points listings were priced at $446,990 when a sales push began in late 2024. 

Today, the smaller townhome options—three bedrooms and three and ½ bathrooms in 1,538 square feet, above a one-car garage—are asking $72,000 less, according to recent Coldwell Banker Realty listings

That’s a breakdown of $243 per square foot today.

All options stand three stories (with three and ½ bathrooms) over the intersection of three streets: McDonough Boulevard, Grant Street, and Milton Avenue. All floorplans have either one or two-car garages. Listings indicated one home sale has closed to date. 

The smaller three-bedroom floorplans have been named the Horizon (1,538 square feet), and the Harmony (1,854 square feet). The latter options are now asking between $509,000 and $549,000. 

The largest four-bedroom option, the Unity plan, counts 2,366 square feet. None of those are currently listed, but previous asking prices have started around $560,000. 

According to the development team, in-home perks include Everluxe cabinetry, Moen fixtures, Ply Gem windows, “spa-like” primary bathrooms, and pre-wiring for smart-home automation.

Other perks include neighborhood sandwich shop Hudson & Alphonse around the corner. Under-construction segments of the Beltline’s Southside Trail are half a dozen blocks to the north, with the adaptive-reuse Beacon warehouse district just north of that.    

Developers in the area have been bullish on the mixed-use prospects of the nearly 40-acre Sawtell development site across the street from the Three Points townhomes. 

Sawtell developer Kaplan Residential filed plans with the city in September 2023 to start building the project’s first phase—to include 734 apartments and nearly 48,000 square feet of restaurant, retail, and amenity space, among other components—but that hasn’t moved forward. Recent inquiries for construction updates haven’t been returned.

Also nearby, on the same street, a project by national homebuilder Toll Brothers called Nolyn Pointe has sold out all but three units in its first phase, priced from $499,000 to $599,000. But those offerings are larger standalone houses (2,742 square feet). Additional phases of condos and townhomes at Nolyn Pointe have yet to move forward. 

Will price adjustments and the Beltline's planned opening next year bode well at Three Points? Time will tell.
