Residential growth within a few minutes’ walk of Mercedes-Benz Stadium isn’t exclusively the work of Atlanta Ventures’ South Downtown and Centennial Yards.
Five townhomes have taken shape on a .16-acre corner site where Markham and Haynes streets meet in Castleberry Hill. The Benz is roughly a block and ½ north of there.
Each home stands five stories (no elevators are mentioned in site plans), less than a block from Castleberry Hill’s western boundary at Northside Drive.
The distinctly modern Castleberry Hill project was drawn up by Blank Design + Architecture, a firm with offices and numerous projects in Miami, along with other smaller projects and an office in Atlanta.
Architects relayed on social media in November last year the Castleberry Hill project was “getting towards the finish line” after receiving input from “the neighbors.” It hasn’t been mentioned since.
The land alone last sold for $600,000 in summer 2022. According to city records, the property owner is Lawrenceville-based company RDH Holdings Corp., which was formed in 2022.
Blank Design + Architecture lists the project as still being under construction, but when the townhomes could deliver, and whether they will be for sale or rent, isn’t clear. Inquiries to the architecture firm for an update this week via email and social media weren’t returned. The property owner couldn’t be reached for comment.
Listings indicate the properties haven’t sold and are not for sale or rent now.
Per architects, the five townhomes each count three bedrooms and two and ½ bathrooms above garages, all spread across roughly 1,800 square feet and five levels. Rooftop decks with around 500 square feet of space are also included.
According to marketing materials from three years ago, the site was approved for six townhomes; but a slot at the western boundary of the property has been left as blank greenspace, per site plans.
The property counts a “very walkable” 88 Walk Score and “excellent” Transit Score of 76. The Bike Score, meanwhile, is a less impressive 62.
The lot's sellers in 2022 pointed to future downtown views from the roof decks and walkability to Centennial Yards offerings and State Farm Arena as additional selling points, promising “major development in progress in the area.”
In that case, the broker babble wasn’t lying.
