Plans are coming into clearer focus for a mixed-use proposal that would rise about 20 stories and reshape what’s currently a low-rise block in Buckhead Village.

Representatives for Tidal Real Estate Partners, a New York-based developer with several Savannah projects in its portfolio, are scheduled to come before the Buckhead Development Review Committee on Wednesday with plans for a project at 321 Pharr Road.

The site today is home to an array of smaller buildings where School of Rock, Mediterranean restaurant Lily White, a cleaners, a salon, and other businesses operate. It’s located a block from Jamestown’s Buckhead Village district, between the Alexan Buckhead apartments and landmark restaurant Atlanta Fish Market.

Tidal’s plans, as drawn up by Nashville-based ESa architects, call for claiming the full block, save a Chevron gas station at the corner of Pharr Road and Grandview Avenue.

Specifically, the 528,500-square-foot building would include 406 apartments, continuing a surge of new multifamily options around the Village over the past decade. 

Renderings indicate the 18,540 square feet of planned retail would be separated into four slots along Pharr Road and North Fulton Drive around the corner.  

Developers are seeking permission for several variations from project requirements in the district before moving forward.

Those include eliminating the requirements for an active use on Grandview Avenue, the easternmost street near the gas station.

They also hope to create a curb cut that’s 52 feet wide (more than twice the maximum 24 feet allowed) on Grandview that’s closer to an existing curb cut for the gas station than rules currently allow.

The Atlanta Business Chronicle reported last month the building is expected to deliver in 2025 with rents ranging from $2,800 for one-bedroom units—up to $5,200 monthly for three-bedroom options. Plans uncovered by Bisnow Atlanta indicate the building would have a 500-space parking garage.
