A pocket of Buckhead townhomes that’s been in development since Kasim Reed was Atlanta’s mayor has entered the final stages of construction, with a goal of closing out final units soon.

Belvedere on Peachtree, an infill project in the 3600 block of Peachtree Road, is down to its final five unsold properties within walking distance of shopping and dining hubs, promising “the best of the Buckhead lifestyle,” per Atlanta Fine Homes Sotheby’s International Realty listings.

Building plans indicate developer Windsor Residential Group has built 20 townhomes on site, with the last seven-unit flank positioned farthest from Peachtree Road. The 3667 Peachtree Road site is about two blocks up the street from Phipps Plaza.

The two townhomes listed on site without contracts are asking $900,000 each. In both cases, that buys three bedrooms and three and 1/2 bathrooms in just shy of 2,500 square feet, spread across three stories.

One of the townhomes, Unit No. 12, came to market for the first time last week.

Zillow pegs the monthly HOA fee at $550, which listings describe as “low.”

According to the most recent sales pitches, perks at Belvedere include floor-to-ceilings windows, quartz countertops, custom butler’s pantries, hardwood floors, and three outdoor living spaces, including a covered porch off the owner’s suite.

Buyers who use preferred lenders are being offered incentives toward closings costs, per listings, which advise: “There are only five opportunities remaining, so don't wait!”

Tax records indicate the 1-acre property was last sold to Charlotte-based Windsor Residential for $5.2 million in 2017.

The first units at the Belvedere project took shape in 2017, with initial residents moving in the following year.
