One of Atlanta’s toniest residential locales could soon be getting tonier.
A combo package of land offerings has come to market along West Paces Ferry Road in recent days, dangling what’s marketed as a “rare opportunity” to develop or own property along “Buckhead’s most prestigious corridor,” near the city’s “finest amenities.”
The four private lots totaling 11.2 acres are listed for a cool $9 million with Roswell-based Realco Brokers. (Alternately, a 5-acre section of the land with an existing contemporary house beside a pond can be purchased alone for $3.5 million.)
The woodsy lots off West Paces Ferry Road and West Wesley Road could see four private houses rise, each designed by Joel Kelly Design, an award-winning, Atlanta-based architecture firm with projects dotted around the Southeast and abroad.

Each new house would span between 8,000 and 9,000 square feet, as fed by a gated new driveway and surrounded with “lush landscaping [and] mature hardwoods that enhance the natural woodland setting,” per Realco Brokers.
Three of the homes, sited on 2 acres each, would lean toward traditional elegance on a relatively grand scale.
The anomaly would be a Japandi contemporary residence—that’s defined as “a perfect harmony of Japanese minimalism and Scandinavian functionality”—where the existing home off West Wesley Road stands. Designs call for that fusion of “natural materials, clean architectural lines, and a serene landscape plan” to span around 8,350 square feet.

According to listings, perks of the location (where minimum lot sizes are 2 acres) include quick access to top-flight private schools, country clubs, and Buckhead Village. That’s in addition to so much “architectural excellence” and “natural seclusion” in the pipeline.
