A multifamily tsunami on Perimeter-adjacent properties in Brookhaven could swell even larger soon.
High Street Residential, the residential subsidiary of global developer Trammell Crow Company, is moving forward with plans to build another 280 apartments on a vacant 2.7-acre parcel at high-rise office complex Perimeter Summit in Brookhaven.
If approved, the eight-story multifamily project would join a separate 350-unit Class A venture, Ashford Heights at Perimeter Summit, the developer is actively building on the property, with expectations of delivering first units in late 2026 and finishing in the third quarter of next year.

Both of those apartment sites are around the corner from the new AMLI Brookhaven development. That’s a 21-acre mix of more than 600 apartments, a budding retail village, and preserved greenspaces.
So the current tally calls for 1,260 new apartments across the two ITP ventures, near the intersection of Lake Hearn Drive and Perimeter Summit Parkway. The properties are just east of MARTA’s Medical Center station and south of the Dunwoody station, amidst what HSR officials have called “one of the liveliest office markets in the country.”
Beyond the 280 apartments, HSR’s new one-building proposal calls for 5,000 square feet of commercial space at street level, facing the new AMLI district between Lake Hearn Drive and Summit Boulevard. The company has filed development plans with the Brookhaven City Council, which is reviewing and could hold a final vote as soon as late April, as CRE Market Beat reports.
Ten percent of apartments included in the proposal—or 28 total—would reportedly qualify as workforce housing.

The larger Perimeter Summit district, a 1.7-million-square-foot campus purchased by Spear Street Capital in 2022, features office buildings standing 21, 18, and 16 stories. It also includes the 182-key Hyatt Regency Atlanta Perimeter hotel and a condo building.
The apartment influx is happening just south of Perimeter Mall within the Interstate 285 loop, just east of Ga. Highway 400. MARTA’s Medical Center station is roughly a mile away, and Dunwoody station about 1.2 miles.
Elsewhere in Atlanta, HSR most recently developed the multifamily component of Georgia Tech’s 18-acre Science Square project on the Westside, The Grace Residences.
