In southern Buckhead, a mixed-use project designed to offer steps-away proximity to a MARTA rail station and forthcoming Atlanta Beltline trail is days away from breaking ground, per officials.
Beltline officials reported during a quarterly briefing Thursday the 579 Garson Drive development, which was first announced in early 2023, is expected to close financing in coming days and start construction later this month.
The 2.68-acre site is situated along the banks of Peachtree Creek, walkable to MARTA’s Lindbergh station, just west of Piedmont Road. A short section of the Beltline's Northeast Trail the project fronts has been completed, but the rest is under construction.
According to Thursday’s presentation, the project has been dubbed “The Overlook at Garson.” A formal groundbreaking ceremony is scheduled for August, and pre-leasing is set to begin in early 2028, with completion planned for May that year.

Revised designs call for 9,000 square feet of commercial space for shops and restaurants to be located along the Northeast Trail, including micro units for small businesses.
Above that, according to Beltline officials, will be 130 apartments considered workforce housing, all reserved for tenants earning 30 to 80 percent of the Area Median Income.
MARTA’s Lindbergh station and the Uptown redevelopment are located about two blocks directly north.
The Overlook at Garson is being funded in part by a $2-million Beltline loan and more than $43 million in equity investment through 4 percent Low-Income Housing Tax Credit equity. It’s being developed in partnership with Pennrose and Radiant Development Partners.
Around the 22-mile loop, a pipeline of roughly 500 affordable units is actively in development in the Beltline Tax Allocation District, or a zone of roughly ½-mile around each trail.
Beltline officials reported in April they plan to exceed their goal of locking in a total of 5,600 affordable housing units near the trail system over the next four years.
The agency has reached 79 percent of that 2030 affordable housing goal to date, building or preserving 4,425 units within the Beltline TAD. That tally includes 299 units deemed affordable that came online in 2025.
The agency says it has secured 94 acres to create more affordable housing and non-market-rate commercial spaces to help boost small businesses.
