Buckhead homebuyers with “extremely complex, custom elliptical staircase” atop their list of must-haves are in luck.

The most expensive listing across metro Atlanta at the moment isn’t a rambling Tuxedo Park mansion or Chastain Park mega-modern but a penthouse condo perched over Peachtree Road, with 360-degree views from downtown to the North Georgia Mountains.  

A shell space for years, the dual-level suite atop Waldorf Astoria Buckhead Residences has been finished with attention to detail by Harrison Design that’s “nothing less than perfect … at every turn,” according to Engel & Völkers Atlanta, which holds the listing.

For a condo in any part of Atlanta, the sheer numbers impress: four bedrooms, five bathrooms, and nearly 8,300 square feet. It listed at $13,950,000 in October, where the price has remained since.  

It’s the premium flat over the 42-story Waldorf Astoria hotel, previously The Mandarin Oriental, and initially constructed as The Mansion on Peachtree.

Listing services put the HOA fees alone at nearly $7,000 monthly.

Offloading it at asking price would mark Atlanta’s highest sale since Tyler Perry’s former Paces Ferry castle fetched $15 million in May. It’s one of the most expensive properties listed in Georgia, in fact, and the priciest between two sprawling estates in Gainesville and near Macon.

What it lacks in any terrace or patio space, it’s said to make up for with “incomparable vistas” and “broad panoramas” from virtually every room. Hand-cut stone, back-lit fixtures, and nooks for displaying collected masterworks abound. The intention is to create an oasis of calm, high over ATL, while impressing the pants off guests.
