A residential project described as “West Midtown’s premier connected community” has started coming to market, with Atlanta’s largest park almost literally in the backyard. 

The next section of the West Highlands neighborhood, a collaboration between veteran homebuilder Brock Built Homes and Atlanta Housing, will see 137 for-sale units take shape eventually in the Rockdale neighborhood west of Midtown. It broke ground about a year and ½ ago and is now titled Parc Terrace at West Highlands. 

This latest flank of West Highlands—a project started in the 1990s and considered one of the largest master-planned communities in the City of Atlanta—is taking shape next to the main entrance of Shirley Clarke Franklin Park (formerly Westside Park), consuming former woods between Johnson Road and the scenic Proctor Creek Greenway. 

Brock Built’s collaboration with Atlanta Housing means that 20 percent of homes will be reserved at rates deemed affordable for families earning at or below 80 percent of the Area Median Income, according to the housing agency. 

The park-adjacent project will eventually include 103 townhomes and 24 flats/stacks, all of them for sale and not rent, as Brock Built reps have told Urbanize Atlanta.

The five three-story townhome options up for pre-sale now, as listed in recent days, are being offered with “introductory pricing” and “limited-time incentives,” per sellers.  

They start with a floorplan called Marigold, priced at $463,109. That buys three bedrooms and three bathrooms in 1,393 square feet, atop a one-car garage. 

The priciest offering to date—the Iris floorplan, asking $561,551—counts four bedrooms, three bathrooms, and a two-car garage in 1,822 square feet. 

HOA fees are listed at $275 monthly for the community. Interior perks include 10-foot ceilings, quartz countertops, and shaker cabinetry, while some units will also have fenced-in front yards. 

Brock Built describes the location as “one of Atlanta’s fastest-growing neighborhoods” and West Highlands’ existing amenities, including walking trails, as “resort-like.” 

The location’s algorithm-based, lackluster Walk Score (eight of 100), Bike Score (10), and Transit Score (36) point to the need for better urban infrastructure in the area, despite the nearby greenway and the Beltline's Westside Trail.

Another new section of West Highlands with 65 for-sale townhomes is under construction on the flipside of the community, on property that formerly housed the 1950s Perry Homes housing projects. West Highlands counts more than 1,300 apartments and standalone homes today. 

The new housing will join the 300-home townhouse project Park Vue as neighbors to Atlanta’s biggest park space, which opened its initial phase in 2021. Phase-one construction for the city’s first bike park and pump track is in progress at the park now. Design work for the bike park’s second phase is scheduled to begin this summer, per Beltline officials.
