A garden-style residential project is moving forward in hopes of continuing redevelopment momentum along a key north-south Atlanta corridor.

The two-building project titled Andover Place calls for redeveloping a site tucked off Metropolitan Parkway that’s little more than concrete slabs of former buildings and a grassy field today. 

The 2769 Lakewood Ave. site is located west of Interstate 85 and north of Arthur B. Langford Jr. Parkway in Sylvan Hills. The Hartland Station apartment complex built a few years ago stands to the south.

According to Invest Atlanta, the Andover Place project recently received a $1 million Metropolitan Tax Allocation District Resurgens Grant to support construction of its multifamily housing. 

It calls for 80 total units across the two three-story buildings, with every apartment but the manager’s rent-free unit reserved for households earning 30 to 80 percent of the Area Median Income, per Invest Atlanta.

“The development,” noted a recent funding recap, “is close to transit and part of an ongoing revitalization of the Metropolitan Parkway corridor.”

Four-percent Low Income Housing Tax Credits allocated by the Georgia Department of Community Affairs will also be used to partly finance the project, according to a market feasibility analysis by Real Property Research Group. 

The apartment breakdown calls for 25 one-bedroom units, 41 with two bedrooms, and 14 three-bedroom options for families.

Rents are expected to be $1,209 for one-bedroom units, $1,452 for two-bedroom units, and $1,677 for three-bedroom units, with 18 of those receiving rental assistance to ensure just a percentage of income goes to rent, according to the analysis.

Site plans show both buildings will be in the center of surface parking, with exterior amenities just to the south and interior amenities in a community building on the northeast section of the property. 

Timelines call for beginning construction on Andover Place this year and finishing in late 2027. 

Other projects nearby in the corridor include Metropolitan Place, which is delivering 176 apartments capped at affordable rates and a retail component to a 6-acre site just south of Langford Parkway. 

Other recent investments include a new Atlanta Police Department Zone 3 precinct next door to Metropolitan Place and Goodwill’s Metropolitan Parkway Career Center a few blocks north.
