An infill project along a main Alpharetta corridor is proving again that OTP dwellers are willing to pay for intown-style perks like multi-use trail connectivity and walkability to restaurants.
Down the street from Alpharetta City Center (twice voted metro Atlanta’s best OTP downtown on these pages), the Mayfair on Main project has sold all existing homes, despite prices that start in the $1.3-million range for townhomes.
That means the 24-home venture is about 70 percent sold out to date, with pre-selling now underway for the remaining eight dwellings in the final construction phase, according to listing agent Tricia Feagin, a global real estate advisor with Atlanta Fine Homes Sotheby’s International Realty.
The project started initial construction phases in 2023.

One selling point, according to Feagin, is an Alpha Loop trail extension that was recently completed around Mayfair on Main. That opens up new connectivity to Alpharetta’s downtown and its primary greenspace, the 120-acre Wills Park, along with The Maxwell mixed-use development across the street that replaced a sprawling asphalt parking lot several years ago.
“The area is bustling,” Feagin noted via email.
Leaning heavily into classic brick designs and luxury-grade interiors (each with an elevator), the Mayfair Residential LLC community is claiming 1.8 acres about a ½ mile from Alpharetta City Center. Trilogy Investment Co. and Blue River Lifestyle Communities are partners on the project.

Entry-level pricing at Mayfair on Main comes with the final townhome, which has yet to be built.
That New Park Lane floorplan counts just under 2,800 square feet with an expanded rooftop hangout that faces west for sunset views over Wills Park, according to Feagin. The asking price is $1.29 million, with an incentive of $25,000 that can be used toward closing costs, upgrades, or a rate buydown, per Feagin.
Otherwise, the remaining standalone homes range in square footage from 3,588 to 4,774 and are priced from $1.76 to $2.3 million. The pre-sale status allows buyers to choose cabinetry, flooring, tile, countertops, and lighting on those units now, per Feagin.
