The Atlanta-based developer behind Westside Paper and Common Ground along the Beltline is on a leasing roll in Alpharetta with one of its newest endeavors, officials report this week.
Less than a year after purchasing GA 400 Center in Alpharetta, Third & Urban has recently signed 13 leases that claimed roughly one-fourth of the 430,000-square-foot office campus.
The 108,000 square feet of leasing activity includes commitments from seven new companies (58,000 square feet) and lease renewals and expansions (50,000 square feet), according to Cushman & Wakefield officials who represented the Alpharetta property in the transactions.
Third & Urban bought the three-building, 24-acre office park in July as part of a push to acquire undervalued commercial assets across the Southeast. It’s located near Ga. Highway 400’s intersection with Haynes Bridge Road, across the street from mixed-use project The Gathering and residential build Toll Brothers at Lakeview, just south of the billion-dollar Avalon district and Alpharetta City Center.
“The leasing velocity we’ve experienced over the past year reinforces that companies continue to prioritize well-located, high-quality workplaces,” said Third & Urban vice president Mitchell Braun in an announcement today.
The largest new lease (22,300 square feet) was inked with Barracuda Networks, a global cybersecurity and data protection company.
Also joining the campus in a 10,900-square-foot space is Smithbuilt Construction Group, which specializes in building schools, municipal, healthcare, industrial, and commercial projects.
Three existing tenants at GA 400 Center have signed deals that expand their footprints.
Third & Urban’s capital improvements at GA 400 Center will include a new, under-construction outdoor courtyard and “elevated tenant amenity lounge,” along with lobby refreshes in all three buildings set to begin this summer.
A full floor with four spec office suites, ranging from 3,000 to 7,000 square feet, has also been completed. Three of those spaces have been pre-leased to RBC Wealth Management, Envision Cold, and Peachtree Town & Country, per Third & Urban.
The project team in Alpharetta also includes Pixel (interior design) and Ironwood, NELSON Worldwide, and Planning Interiors for architecture.

Third & Urban’s new investment portfolio also includes seven-building Northridge Commons, a flex industrial campus off Ga. Highway 400 in Sandy Springs; Dunwoody Park, an 18-acre, eight-building office complex in Dunwoody; and a Virginia-Highland street retail portfolio, where plans for a makeover were unveiled in March.
Also in Sandy Springs, Third & Urban’s joint venture with Trammell Crow Company—the 8-acre Hillcrest mixed-use development, near the City Springs city center—is now under construction.
Closer to Atlanta, the developer is also leading efforts to remake Corporate Square’s dated 32 acres in Brookhaven into a walkable district with a variety of uses.
