A rare boutique condo project near East Atlanta has claimed a vacant lot and is inking contracts weeks before it finishes, according to the project’s marketing team.
The 30-unit venture by Royal Oak Development called Moreland Walk broke ground last year, billed as an affordable ITP homeownership option since day one.
Having replaced what had been a weedy lot fronting surface parking for more than a decade, the four-story building is tucked off Moreland Avenue, next to a CVS Pharmacy, about two miles south of East Atlanta Village in the Custer/McDonough/Guice neighborhood.
Condos listed so far range from $241,000 to $316,000. A dozen are one-bedroom units with 765 square feet, and the rest have two bedrooms and two bathrooms in just over 1,100 square feet.
According to Compass agent Mike Toltzis, construction is expected to finish in mid-July.
“Sales have been very strong the last 60 days,” Toltzis wrote to Urbanize Atlanta via email. “For brand-new modern condos intown, [there’s] nothing else out there like this product, and they just announced the major mix-use development across the street, which will help our sales as well.”
That’s a reference to Alliance Residential’s plans for a project called Broadstone Moreland, which is set to replace a massive parking lot and strip mall (32 acres total) with a mix of 354 apartments, 188 townhomes, and about 11,000 square feet of retail.
Also nearby, another mixed-use venture called Halidom on Moreland is under construction as the national headquarters of IST Management Services. Multifamily and retail are expected to follow, all situated on the banks of Intrenchment Creek.
Back at the condo building, a half-dozen units are under contract of those released so far.
Inside the homes, perks include soft-close cabinetry, quartz countertops, and backsplashes described as “stunning.” HOA fees are called low ($219 monthly for the largest unit so far.) And patios are included.
Outside, the complex features a dog park, grilling area, an outdoor lounge, and EV chargers in the parking lot.
Beyond EAV, attractions from Zoo Atlanta to East Lake Golf Club are cited as being nearby. The BeltLine’s Southside Trail corridor, just shy of two miles away, is called walkable from the condo’s doorstep.
