Around the ITP Atlanta universe, it’s been a busy few weeks on the affordable and supportive housing front. Here’s a quick rundown of recent happenings with four projects and initiatives to recently blip the radar:
EAST LAKE—The outlook is brighter—literally—these days in East Lake near Charlie Yates Golf Course and Drew Charter schools.
Veteran Atlanta affordable housing developer Columbia Residential has recently completed a towering public mural at the renovated Legacy at East Lake property, an eight-story senior housing community at 380 Eva Davis Way SE. The $35-million project updated and preserved 149 affordable apartments for residents ages 55 and over, per Columbia reps.
Inspired by a story quilt made by the building’s residents, Atlanta artist Chastain “Chaz” Clark painted the mural on the north-facing wall, continuing Columbia’s efforts to inject “significant artwork” into their affordable housing properties, per developers. Atlanta artist Najee Dorsey has also been commissioned for multiple communities.

All units in East Lake are reserved for tenants earning between 30 and 60 percent of the area median income, and project-based vouchers ensure that no resident has to pay more than 30 percent of their income to rent, according to project officials.

2. DOWNTOWN—Organizations hoping to alleviate chronic homelessness in Atlanta say the situation is showing marked signs of improvement.
According to Downtown Rising, the initial phase of a campaign called Atlanta Rising led by Partners for HOME, more than half of the Atlantans living unhoused downtown have now been housed through the program. That’s more than 200 people.
Project leaders say the milestone is merely the hallway point toward a specific goal: housing 400 Atlantans by the end of 2025, which at the current clip, Partners for HOME and Atlanta’s Continuum of Care are on track to achieve.

3. COLLEGE PARK—Down in College Park, community stakeholders, city leaders, and development partners recently cut the ribbon on what’s being called a significant step toward quality affordable housing at a formerly blighted property.
Renovations totaling $6.5 million by Contour Companies have recently wrapped at The Ivy at College Park Apartments–Phase One, delivering 132 redeveloped apartments that feature modern interiors, energy-efficient systems, new amenities, and other perks, per project officials.
The apartments are the formerly condemned Chelsea Gardens property at 2135 Godby Road along Interstate 85, which Contour acquired in March.
Redevelopment officials say phase one apartments will be ready for leasing the first week of December—with a goal of moving in families before Christmas this year.
Remaining phases of redevelopment are moving forward now. Pending final permitting approvals, Contour hopes to finish all phases by next summer.
“The Ivy’s proposed rental rates will fall within affordable housing thresholds, ensuring that longterm residents and working families have access to attainable quality housing,” noted Contour reps in an announcement.

4. ADAMSVILLE—Another chapter in the updating of Atlanta’s historic Adamsville neighborhood is set to begin with a $17-million full renovation of Martin House Senior Apartments, a 153-unit, mixed-income senior community, officials recently announced.
National Church Residences has acquired the property originally built in 2005 at 3724 Martin Luther King Jr. Drive SW. The goal, according to project officials, is to offer high-quality, affordable housing and supportive services for older adults in Atlanta.

Martin House is a Low-Income Housing Tax Credit community that includes 121 units subsidized through Atlanta Housing’s HomeFlex program, providing Project-Based Rental Assistance vouchers.
Renovation plans call for adding eight one-bedroom units that will be subsidized through Atlanta Housing’s HomeFlex HAVEN program, in partnership with Partners for Home, to help those grappling with chronic homelessness.
National Church Residences is working with Atlanta Neighborhood Development Partnership on the renovation of apartments and amenities areas to ensure they meet modern accessibility and sustainability standards, per officials.
Construction is expected to kick off later this year and conclude by mid-2027. Residents will receive relocation support and other assistance, per project leaders.
Martin House is part of Adamsville Place, a 32-acre mixed-use hub that includes Creekside at Adamsville Place, the Atlanta Heights Charter School, and the Fulton County Adamsville Regional Health Center. The senior property counts a MARTA bus stop at its doorstep.
